James R. Zaratin is a residential asset executive whose career has been built inside the country's most scrutinized addresses — buildings where Boards, developers, and residents expect nothing less than flawless execution. He currently serves as General Manager of The Estates at Acqualina in Sunny Isles Beach, one of the most prestigious ultra-luxury oceanfront communities in the United States, where he provides executive leadership over operations, capital planning, and Board relations across a complex, resort-style condominium environment.

His path there was built deliberately. As Vice President and Managing Director of 15 Central Park West, the Robert A.M. Stern–designed address on Billionaires' Row, he directed a 220-unit executive team and a combined operating budget exceeding $14 million, overseeing a $12 million insurance-funded infrastructure restoration and a $13 million amenity renovation without compromising the building's architectural intent. Earlier, as General Manager of San Francisco's Millennium Tower, he guided ownership and four Boards of Directors through a landmark $450 million defect-litigation settlement while rebuilding the property's brand, staff standards, and resident lifestyle program from the ground up.

Before that, with Marriott International and The Ritz-Carlton Hotel Company, he held Director and Area Director of Residences roles across Los Angeles and Boston, managing branded residential communities alongside hotel General Managers and multiple developer and Board relationships. He began his career managing a 500-unit portfolio across Massachusetts and Rhode Island, where he negotiated a $2.2 million turnaround financing for an underperforming community — an early lesson in the discipline that now defines his advisory practice.

James holds a Bachelor of Science in Business Administration and Marketing from Johnson & Wales University and the CMCA designation from the Community Associations Institute. He is a Licensed Community Association Manager (CAM) in the State of Florida, recognized through the Department of Business and Professional Regulation (DBPR). Outside of his executive work he is an active board member, photographer, and student of architecture and design — interests that show up directly in the properties he leads.

Executive leadership over operations, finance, lifestyle programming, and capital initiatives for one of the most prestigious ultra-luxury oceanfront communities in the United States, with combined operating and capital budgets exceeding $40 million annually. Primary liaison to three Association Boards, legal counsel, and engineering consultants leading the statutory transition process and documentation of developer construction defects. Oversees a full food and beverage program spanning a daily morning breakfast buffet presentation, the private on-site Grill offering lunch and beverage service exclusively for Residents, and the public on-site restaurant AVRA.

Figurehead operator of a 419-unit ultra-luxury high-rise in SOMA, overseeing three sub-associations and one master association. Acted as liaison with four Boards of Directors through a $450 million developer defect-litigation settlement, while rebuilding the property's lifestyle program, brand collateral, and staff training standards from the ground up. Oversaw the $100 million perimeter pylon project, directing engineering consultants and contractors through design, permitting, and construction to protect the building's structural integrity and long-term asset value. Managed the on-site food and beverage partnership with celebrity chef Michael Mina's International Smoke, overseeing restaurant, private club lounge, and in-room dining service for Residents.
